Selling Your Property

What to Do Next

Invite one of our friendly, knowledgable and experienced valuers to visit your property.
      This relaxed visit that will give you a rough guide to the value of your property. The valuer will talk through current market conditions and will offer advice on the best marketing strategy for your individual home. This is completely free and there are no obligations. This visit will be followed up by a personalised appraisal letter with further information about burnetware and the services we offer.




Then What??

  • Once you have decided that we are the agents for you - the next stage is to organise a second visit. This will involve the creation of floorplans, photos and the description of your property that will go onto our website and the property search engines.
  • In addition, an EPC (Energy Performance Certificate) needs to be carried out. We can recommend a excellent and highly competitive company for this.
  • We will always recommed the erection of a FOR SALE board- although we understand that some clients do not wish to have these outside of their properties, we have found them to be an invaluable marketing tool.
  • Once you have seen and approved our particulars of your home, marketing can fully commence!

  • These websites will show a number of colour photographs, floorplans and a map of your property location.
  • Our own website is also live 24 hours, updated daily and is easy to navigate.
  • As soon as a property comes onto our books, we contact all prospective buyers who are registered with us with both an email and telephone call about your property - this usually ensures a number of viewings straight away!
  • We also will feature your property in our prominant window displays, one on Half Moon Lane in bustling Herne Hill, the other on the busy corner of Peckham Rye...
  • We also advertise in local newspapers, including Living South and the Southwark Weekender.

Viewings and Feedback

  • All viewings are accompanied by a member of staff at all times.
  • The best environment to sell a house is when the vendor is not at home - this encourages buyers to relax and speak openly about their feelings towards the property.
  • We encourage vendors to leave us a set of keys, especially if they work during the day or are often away.
  • Vacant properties are checked regularly and it can be arranged for your mail to be collected and forwarded on to you.
  • Keys are kept in secure key cupboards and are coded. Codes are kept in a separate location.

    Communication is key to a great working relationship and so we will keep you in the loop at all times - feedback from viewings will be given within 48 hours and updates regarding the success of your property's online presence is given weekly. We will offer free advice throughout the process, suggesting ways to boost viewing numbers and to encourage buyers to make an offer.

So you have an offer...

Firstly congratulations... now you have to consider whether to accept the offer - how much is it for and what is the buyers position (i.e. are they in a chain, are they a cash buyer, do they have a mortgage arranged) We will help you to make a decision and present you with all the facts about your potential purchaser.

  • All offers will be presented to you both verbally and in writing.
  • We will carry out your wishes and negotiate with your potential purchaser in order to achieve the best possible price. 
  • Once a price is agreed, we will take down both side's solicitor details.
  • At this stage, you should also provide your list of Fixture and Fittings which will be negotiated separately between the solicitors and forms part of the final contract.
  • Should you require your sale to be completed by a certain date, this is when you should notify us and we will endeavour to satisfy your request wherever possible.

The Sale Process...

At burnetware, we pride ourselves on our conscientious sales management. We aim to keep you regularly appraised of your sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.

 

The solicitors will write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.

The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and the fixtures and fittings form must be completed at this stage.

The solicitors draw up the draft contract which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out.

Once the draft contracts have been approved, it can be signed by both parties.


EXCHANGE OF CONTRACTS – As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

COMPLETION – The completion and your actual house move can take between 7 to 28 days depending on the buyers, sellers and their respective solicitors.
